Southern Maryland Housing Market Statistics

The Southern Maryland Association of REALTORS is a member of the Metropolitan Regional Multiple Listing Service, (MRIS). Statistics for the entire MRIS system are generated at the end of each month and at the end of each year. SMAR staff has used the MRIS reports to create graphs depicting various aspects of the SMAR housing market. The information represents the vast majority of residential properties listed and sold in the Southern Maryland area, however, it is not a complete picture. For sale by owner, non-MLS and non-REALTOR listing and sales activity may not be recorded.


Calvert County

Monthly Attached/Detached and Housing Trends reports
These reports cover raws monthly sales figures as reported by MRIS from 2000 until now. They include year end summaries and represent a good data source for additional analysis.

Total Sales Volume 2000-2004
This graph shows the combined Residential sales volume in dollars reported in the MLS for Calvert County at the time the figures were generated. Note that some minor corrections, deletions and additions occur to the data throughout the year, so "final" figures may vary slighty depending on what time the report is run.

Total Units Sold 1997-2004
This graph shows the combined Residential sales volume in units sold reported in the MLS for Calvert County at the time the figures were generated. Note that some minor corrections, deletions and additions occur to the data throughout the year, so "final" figures may vary slighty depending on what time the report is run.

Days on Market 2003 2004
This graph shows the number of units sold per incremental 30-day period of availability, up to 120 days. All sales occurring after 120 days are grouped together. The graph is a measure of how quickly the average property sells once it is listed.

Reported Financing Types 2003 2004
Financing types reported as the major source of equity used to complete the sale. The chart shows the number of sales reporting the use of various financing types.

This graph summarizes the total units sold each year from 2000 through 2003 along with the average Days On Market for a property sold during the same period. 2004 figures may be found in the separate Units sold and Days On Market Reports above.

The List Price to Sales Price Trends graph depicts the average List Price, Sales Price, and Median Sold Price trends from 2000 through 2004.
