The Maryland Association of REALTORS® has posted an updated Inspections Addendum on their website. The changes in this addendum have not been adopted by the SMAR Forms Committee and therefore have not been submitted to Autorealty for inclusion in the list of SMAR Autocontract forms. This means the SMAR version of the addendum found in the Autocontracts software will not reflect the State's changes.

This is an open, recurring webinar. It will be held each Wednesday at 2 PM for anyone who chooses to connect with it. Running time is generally about 1 hour, but may vary some according to the number of participants for any given session.
IMPORTANT!
Autocontracts shifted to a web-based distribution when they upgraded their software to version 6.02. New users, people with any release of Windows above XP, and people who need to use forms other than SMAR forms should NOT download version 5.23 as described below. Instead, you should request an email invitation to set up Autocontracts 6.02. Email invitations can be requested by contacting Steuart Bowling at SMAR, or Autorealty support. You must be a valid and current SMAR member to recieve an invitation.
After receiving your invitation, you will have 72 hours to respond by clicking the link to accept it. You will be taken to the Autorealty website where you will be asked to set up a user account by creating a user name and pasword. Keep these on file. You will need them later. Upon completing the account setup you will see a new link to download the software. READ THE PARAGRAPH inside the link! It tells you the installation password and registration key. You'll need both to complete the download and installation of the software. Once installed, be sure to register the software using the key provided on the download page. Update your forms, and you're ready to go!
Once your account is created you do not need additional invitations to download and install new copies of the software. Each SMAR member is granted 5 licenses to download the product to different machines or re-install it to the same machine if needed. Just login to the Autorealty website (www.autorealty.com) using the account you created from the original invitation and you're ready to go!
The process below is available to install version 5.23, which is still supported for just the SMAR forms. It is kept available primarily as an emergncy way to access a copy of the software during times when support needed to get version 6.02 running may not be available. It is recommended that you check the MAR website's forms section for PDF copies forms from associations all over Maryland first. Downloading and installing Autocontracts version 5.23 should be considered a last resort.
Windows XP, Vista and Windows 7
If you have any version of XP, Autocontracts version 5.0 or higher will work, and you do not have to upgrade to the newer version 6.x to be able to update your forms, however, you may still want the upgrade to correct bugs and take advantage of enhanced features. For most forms that do not originate with SMAR, version 6.x is needed. Version 5.23 can be forced to work on Windows Vista in many cases, however, it is strongly recommended that version 6.x be used for all Vista and Windows 7 PCs.

How to determine your software version:
1) Open the AutoContract software
2) The version number is displayed at the very top of the screen, at the left side.
Useful Tips:
If you have a version of Autocontracts earlier than 5.0, you must upgrade!
If you have version 4.xxx, form updates will generate an error 3574 FTP failure. This version is no longer supported by the automatic formcheck wizard. You must upgrade to version at least 5.23. SMAR has CD's available for members containing version 5.23. If you have version 5.09 and recieve the FTP error, switch the settings link in the Internet Formcheck Wizard window to HTTP. Note version 5.23 will only support SMAR forms and will only work with XP. Anyone using Vista or Windows 7, or who has XP but wants to use forms from MAR, FHA, or other non-SMAR sources, must upgrade to 6.02. See the section above under "Important" on how to do this..
If you have a popup-stopper, turn it off during any attempt to download a full or upgraded copy of Auto Contracts. Pop up windows appear as part of the upgrade process. Some versions of Internet Explorer have a popup stopper built in. To disable
it, right click the Tools Menu. Pop-up blocker should appear on the menu. If it does not appear, your version of Internet Explorer probably doesn't have a popup stopper.
If you have a firewall, disable it during any attempt to download a full or upgraded copy of Auto Contracts. Some firewalls prevent access to the FTP process needed to complete the upgrades. Be sure to turn your firewall back on when you're done. Windows XP Service Pack 2 has a built in firewall. Click Start, then Control Panel. Set the panel for "Classic View", then choose the Windows Firewall category.
If your web browser doesn't permit ActiveX to run on your computer, you'll need to change your browser settings. ActiveX is part of the online upgrade process and needs to be enabled during the upgrade process. You can always restore your original settings immediately after the upgrade completes. In Internet Explorer, click Tools, Internet Options, Security (tab at top), Custom Level. Make sure the "Run Active X controls and plug-ins" category is enabled. Please note: Active X allows programs from remote computers to be run on your machine without your knowledge. It represents a security threat when the source is unknown. While it is safe to use for the Autorealty update, caution is advised. You may want to disable it afterwards.
If you've had trouble downloading from the Autorealty website, you can try the links below (please choose the corect one). Autorealty's site uses JAVA applets that won't run on computers that do not have Java installed. Members without Java have successfully used the links below to obtain their downloads. The links below will take you directly to the download and bypass some of the Java-based screens found on the Autorealty site. If your Windows machine has JAVA installed, you can access the settings through Internet Explorer. Click Tools, Internet Options, Advanced (tab at top). Scroll down the list until you see a JAVA category. Make sure to place a check in the box to enable it. If you don't see a JAVA category, you may not have JAVA installed. If not, it is possible to download it from the Sun Microsystems website. Before you do this, try the download using the links below--you may be able to bypass the need for JAVA capability.
Compatibility: Versions 5.x are compatible with Windows 98SE, ME, 2000 NT, and 32-bit XP. It may be forced to run on Vista by forcing admin mode each time it's launched. Version 5.x will not run in Windows 7. Version 6.02 will run in XP, 2000, NT, Vista and Windows 7, both 32 and 64 bit versions. A few issues have occurred with older versions of Autorealty installed on computers upgraded from Vista to Windows 7 which were then upgraded to version Autocontracts 6.02. Contact Autorealty support (800-322-1178) for help if you have encountered any problems.
Downloading the *ALMOST* latest Version:
Download the full version of AutoContract software 5.23 here (note: Use this only if another version is not currently installed on your computer). The latest version is 6.x. It is ONLY available via email invitation. Request an Autocontracts email invitation here.
Upgrading to the *ALMOST* latest Version:
Download the full upgrade of AutoContract software 5.23 here. (note: You may choose to keep your old version of the software and just update the forms, see below. If you do not already have AutoContracts on your PC, don't use this link. Download the full version instead.)
* What does ALMOST latest version mean? Autorealty supports the two most recent versions of their product, versions 5.x and 6.x. With the release of version 6.02 the distribution method changed. We cannot offer direct download of version 6.02 from this site. It requires an email invitation sent from a list of SMAR members. Contact Steuart Bowling (301-870-2323 ext 14) or Autorealty Support to obtain an invitation. Version 5.23 is still a valid version (best with XP, not so great with Vista, not at all with Win7) and still permits access to the most up-to-date SMAR forms. However, attempting to use any form not created by SMAR (such as a HUD or VA form) will eventually trigger a request to upgrade to version 6.02. If you need just the SMAR forms, version 5.23 remains an option for reciprocal access to SMAR forms. However, we suggest a quicker option. Go to the MAR web site www.mdrealtor.org. Look on the left side for a link to forms & follow the submenus to the Southern Maryland Association forms. They are in DOC or PDF formats and may be downloaded for printing. This list, plus the statewide forms also available on the MARsite, should satisfy anyone's need for access to SMAR forms.
Version 6.02
As mentioned above, the most recent version of Autocontracts is version 6.02 (6.x). This is the best version for use with Vista, and the only version for use with Windows 7. It is also compatable with XP. Version 6.x is only available via download. No CD's have been produced and no version on CD is available. The web download requires creation of an account on the Autorealty web site. To ensure you create an account that will be FREE of charge for SMAR members, make sure you request an email invitation here. Create the account with your own name and information. There is no need to register using the Assoication's information (as described below for version 5.x). Version 6 allows indvidualized accounts, which removes some of the confusion found when using the email feature in earlier versions.
Once created, the account user name and password may be used to log in and download the software to as many as 5 separate machines. No additional invitation is reguired after the account has been created. Simply log on, dowload, install, register and update--the entire process can be finished in 10-15 minutes.
After installing the software, be sure to update your forms and register the product using the registration key provided on the Autorealty download page.
5.23 Registration information:
The full version of the Autocontracts version 5.x must be registered when it is installed using the following registration information:

When installing the full version from a website download, you will be asked for a password. Members may obtain the password by calling SMAR (888)-340-8727. Version 6.02 is registered using the information entered when your account is created. Do not use the above information (in blue) to register version 6.x.
Updating the forms:
Members with dial-up access to the internet who choose to download the fully updated version 5.23 can expect a lengthy download time, so plan ahead. Another option is to locate a copy of an older version on CD, such as 5.09. Install this version, and then use the upgrade process below to complete the transition to 5.23. Note: you may choose to work with version 5.09 and bypass the upgrade to 5.23. If so, you still need to run the formcheck wizard to get the latest forms, and you won't enjoy the enhancements found in version 5.23.
Using the Internet Formcheck Wizard.
1) Open the AutoContract software.
2) Select the settings drop menu at the top.
3) Select Internet Formcheck Wizard.
4) Select to see the list of forms from Boards already on your computer.
5) Click Next.
6) The wizard will check for several things:
a. Forms on your PC that are obsolete and should be removed.
b. Forms that are available, but not yet on your PC.
c. Forms that are on your PC, but are out of date and should be updated.
Not all the circumstances will apply each time, so you must read each screen to see what is being asked.
7) Select whatever forms you want to change and click next.
8) You may choose to print a summary of your actions by clicking the Print Summary Report button.
9) Click finish.
10) A screen appears warning that the download could take a long time. Click yes.
11) The download will begin. A blue progress bar will show how much has been completed.
12) The Wizard will complete.
